To design in
prefab is to suffer.
It has its simple
sides, for example the plan is simple and regular, but boy when the building
has to be attractive and, at the same time, built using only a few elements,
it's a one big headache.
There is a set of
rules to be followed.
- 7 m x 3 m are the dimensions of basic working table.
- It is possible to obtain a 12 m long element but
only is some of the factories.
- Leave at least 300 mm for the lintel.
- Align the windows and balconies in a vertical
line.
- Kill myself.
- Leave at least 300 mm for the reinforcement in
the pillars between openings in the walls.
- The width of inter-apartment walls has to be
between 180-220 mm due to fire resistance and soundproof properties.
- Using the interior walls for covering the wall
connections.
- Avoiding short and kinked walls – more elements
increase the cost of the investment.
- Normalization of balconies.
- The balcony shouldn’t be longer than 6 m – due to
transportation and production issues.
- The balcony shouldn’t be wider than 2 m – the thermal joint is usually 0,8 m long
The most difficult part is designing the bearing system of the building. It is most likely based on the transverse axis of the building, making it difficult to locate the parking lot underground.
